This Church organization had begun its major addition/new building project with a design/build firm. Once the design was completed, the Church chose to bid out the construction to other companies in an effort to ensure a competitive construction pricing. As a result, another company won the construction contract. In time, the Church had a serious problem as neither the Architect nor the Contractor was communicating effectively to the benefit of their client, the Church.
Our firm was brought in to initially assess: how serious was "the problem"; whether the construction could still be completed in the contracted time period. Our firm researched and reviewed all correspondence, contract documents (arch/owner, owner/contractor) prior to developing a recommended strategy and management process. Our firm was then hired to administrate this project management program as the Church's Technical Advisor until total project completion. This involved daily execution of and servicing all construction documentation, as well as change orders, retainage, pay outs, credits to the Church and meeting minutes. These were initiated and chronicled, while instituting overall order to a once chaotic process.
