The Redding Senior Apartments - Comprehensive Modernization


Renovations & HVAC System Replacement
Client: Cincinnati Metropolitan Housing Authority (CMHA)
Location: Cincinnati, Ohio

Project:
To assess the deteriorating of 116 apartment units, and common associated common areas over nine floors. One objective was to combine many one-bedroom units with two bedrooms to create a target number of three bedroom apartments. With conversions completed final apartment count became 106. Critical to the successful completion of the overall work was the task of completely replacing mechanical/plumbing while also upgrading overall electrical power and basic components.

Details:
This modernization work dictated a complete relocation of all residents due to the lack of any zoning controls relative to existing utilities. With no way to shut off areas from others, consequently the whole building had to be shut off when the systems had to be worked on. Extensive reworking of mechanical, electrical, and plumbing systems provided the building with: state of art low flush fixtures; conversion of inefficient light fixtures (bulbs); and individual HVAC systems per apartment; public areas would be supplied by a common system.

Complete ADA compliance in all public areas throughout; this included new passive seating areas and parking spaces at buildings rear. Basic apartment modernization included: new bathrooms, kitchens, bedrooms, new doors and windows with new closets, more storage spaces, new flooring, electrical sub panels, plumbing fixtures with shutoff valves, and painting of walls and ceilings.

First time Cincinnati Metropolitan Housing Authority had to relocate all tenants in entire building, in order to get re-construction underway and completed.
