Adaptive Reuse & Historic
Client: 13th St. Tenant Association
Location: Cincinnati, Ohio
Project:
This unique project of seven new units Elderly Housing was due largely in part to many financing tools/sources. Our firm hired by City of Cincinnati, through a Circuit Rider Program, provided technical expertise to a local non-profit group 13TA. This was required becuase it had no housing development experience. Our roles culminated in being: project architects, construction management and aiding in every aspect of the project's Low Income Housing Tax Credit packaging. In addition, our firm prepared and completed a historical tax credit application Phase 1 and 2, which was granted.
Details:
Our firm converted a four-story masonry structure with a former room house layout, into seven apartments: 2-3 bedrooms, 2-2 bedrooms, and 3 single bedrooms. The space restriction presented by the existing exterior walls, made it a challenge to achieve spacious, but efficiently functional apartments. All kitchens were designed for each apartment in a similar fashion, while maintaining some unique features.
All apartments leased up before the construction was completed.
