To completely restore a hillside situated structurally unsound framed house - which City Officials had already set for demolition.

Details:
Initial actions required our office to reengineer the structural shell of the building. An additional retaining wall was inserted serving doubly as a two story deck support system. Floor plans were developed and created a three level living arrangement: Lower Level - Bedroom with full bath, walk out deck, and laundry room; Entry Level - Living room, Dining room, Gallery, Kitchen, and half bath; Upper Level -2 bedrooms with full bath.

Entry level floors new wood inlaid and ceramic tile in bath and kitchen. Shell was heavily insulated and cladded on front elevation with cedar shakes. The bay window at living room was completely rebuilt. Our firm moved this building from the demo list to an exciting viable and sought after living environment.
