A former commercial retail mall in disrepair was thought by our client to be possible for redevelopment of some type or combination. Wanting to make a legitimate offer to purchase - it needed a comprehensive analysis of conditions factors and a vision of what its most probable future would be.

Details:
The firm president, having been involved with the mall's former redevelopment efforts in the late 1980's, had a unique experience that significantly lead this analysis. A comprehensive assessment was conducted: on tenants; on infrastructure; on facilities; on P&L for past years; on image/perception by community; on development plans for surrounding region/communities.

A visioning session was conducted with client from which a conceptual footprint was created. After numerous meetings and analyzation of our firm finalized a conceptual design- which showed phased development based on practical economic-building what was needed and could be easily financed based on funds availability.
