Project:
Two severely deteriorated buildings were purchased with condemnation notices pending. Our firm was hired to develop solutions to the condemnation process and to design the maximum number of family units possible.

Details:
The first phase of service was to develop after structurally analyzing the existing conditions an acceptable structural stabilization plan to address various areas of collapsed walls and failing roof systems.

Working with federal guidelines of city's rental rehab program, architects developed seven unique 2 and 3 bedroom apartments some flats, others townhouses within the two stabilized building structures. A substantial amount of time was engaged with getting plans reviewed and approved by the Historic Office, as clients sought the benefits of Federal Historic Tax Credits.
