Adaptive Reuse & Historic
Client: Miami Purchase Preservation Fund
Location: Cincinnati, Ohio

Project:
Miami Purchase Preservation Fund (MPPF) first venture into rental apartments which were to be funded by the requirements of low-income housing tax credit in combination with historical tax credits.

Details:
The greatest challenge was to take three severely deteriorating historical structures, two adjoining each other, and one a block away then convert them into 13 creatively laid out 2 and 3 bedroom apartments, which yielded flats, and two-level units.

Given the historic eligibility of the buildings the architectural documents had to be quite sensitive relative to all exterior architectural details and related specs.

Project produced unique solutions to converting former storefronts into functional apartment with convertible walls, at specific locations.

All units incorporated the latest in energy efficient: appliances; furnaces; replacement windows; extra exterior wall and roof insulation, etc.

Project won a regional Design Award of Excellence for it's architecturally creative solutions.
